8 Ways to Winterize Your Vacation Rental

Last year many homeowners discovered what can potentially happen to their vacation homes when winter temperatures dip below freezing for any length of time. What has not normally been a concern for people in the south, is beginning to be an issue they’d do well to prepare for. Consider last winter a warning and in the future heed the following steps to keep your home safe from the dangers of sub freezing temperatures which can lead to broken pipes.

Broken Water Line

  1. It’s a good idea to have a seasonal checklist for your property, especially when you’re preparing to leave it unattended during the winter months.
  2. Make sure you turn off all water valves. This includes the water supply at the main supply point in the home as well as the smaller valves under sinks and toilets. This will prevent pipes from freezing and bursting should there be a power failure during a cold spell.
  3. If possible, drain your waterlines including the toilet.
  4. Exposed pipes under mobile homes are at highest risk of freezing and breaking. Pipe insulation applied beforehand will prevent this from happening. Some people apply heat tape but you’d need to be at home to plug it in and it wouldn’t be useful in a power outage.
  5. If there’s a chance the freeze could last for an extended time, be sure to drain any outdoor pools as well.
  6. Don’t forget to turn off your water valves for your washer and dryer any time of the year that you leave home for an extended time.
  7. Check the manual for your water heater. Many newer models have a vacation setting. If you’ll be gone for a few months, turn off the power and the water supply then drain the tank completely.
  8. If your home has a sprinkler system, it must be winterized to prevent freezing in the colder months. Winterizing a sprinkler system consists of shutting it off from inside the home, draining the system and using compressed air to blow any remaining water out of individual sections of the system. Remove all hoses for the winter and bring them indoors.
